Typical use of Funds
In most cases the funds invested in deals are used by the operators to acquire a property and cover holding costs.
We partner with a select group of experience real estate opperators. The real estate professionals we work with have a proven track record of success with at least 10 years' experience successfully completing fix-and-flip and ground up construction projects. Many of our investors continue to flip their funds into new projects with the same opperators. We encourage you to start your investments with us on small projects. Then as your confidence with us grows, you can start investing in our larger projects.

Step 1: LEARN - Any good partnership benefits from the knowledge and experience of its members; take advantage of the platform and build your confidence. It is critical that you know us and we know you. The relationship is key to a successful outcome.
Step 2: COMMIT - Once you have reviewed the project pitch and decided to invest, it's time to perform your own due diligence. We will guide you through this process since we have completed this process prior to recommending the investment to you.
Step 3: CLOSE - Closing the transaction means signing the necessary documents to fund the investments. This will be one of two documents. You will either play the role of private money lender (PML) or private money partner (PMP). We will explain the differences and guide you through the benefits of each role.
Documents will include promissory notes and recorded deeds of trust or joint venture agreements. All of our opportunities are backed by liens on real estate.
Step 4: FUND - Now that agreements are in place its time to wire funds and monitor the project. We will provide regular updates of the project so you can follow along on the progress. As an investor you are always welcome to tour the projects, we highly recommend your involvement at this level. As it's an opportunity to learn and build confidence in the process.

The minimum investment required to join a deal is dependent on the amount of capital being raised for each specific raise. We seek to keep the number of investors under 50. Example: If we seek to raise $1,000,000, then the minimum investment is $20,000. At $500,000, the minimum would be $10,000.
Are investments with Flash Fund safe and secure?
Safety and security are paramount at Flash Fund. All investments inside and outside of Flash Fund carry some degree of risk. We ask all our borrowers to provide a deed of trust to secure any loans provided. These deeds of trust will be in either 1st or 2nd position depending on the structure of the deal.
How do I join Flash Fund Investment Club?
Joining is simple! Visit our website, click 'Join Us', and complete the application form. This allows us to notify you when we are ready to raise additional funds. Once the funds are committed, LLC members are required to vote on whether to invest on specific projects or not.
Can I withdraw my money at any time
Members can withdraw funds according to the terms specified in the LLC operating agreement. Each fund is a separate LLC which we form to make the investments and require active participation in the form of voting rights. Funds usually extend from 12 months to 24 months.

What types of returns can I expect from investing with Flash Fund?
Returns vary by investment type and strategy. Our goal is to source deals with double digit returns. Each deal is different. Deals with 1st position lien security carry less risk and pay lower returns. Deals with 2nd position lien security carry more risk and pay higher returns. Flash Fund will present the deal and members will vote to invest or not.
